Just in case the OP isn't clear on this, the advice to renegotiate price WAS constructive - it's a completely different market now (in most places) to what was happening back in April. It's possible that the price should be reduced on market conditions alone, with an extra reduction for the pressure to complete in such a short time.↑ Things I wouldn't say to your face

SquatNow's rants are rarely helpful, but the OP has been given good advice to renegotiate on price - the market is very different to 6 months ago. Especially if the seller is desperate for a quick sale - this puts you in a good position to negotiate a discount as you hold all the cards - if he doesn't get his sale in 2 weeks he will lose the new house he is interested in.
Also remember the mortgage deals available currently will be much less favourable than those back in April, due to the ongoing credit crunch.
SquatNow - give it a rest, please, it's getting tiring.poppy100 -
He says he needs to do another check with Land Registry and that will take more than two weeks.
I am so confused and unhappy with solicitors becuase they never keep me up to date.
I'm confused - what did the solicitor not keep you up to date about?
Do you realise that his job "ended" when the first sale fell through? He is there to assist with the smooth transfer of ownership from the seller to the buyer. If the sale falls through, he has no job to do. Have I misunderstood?
More importantly, a big part of his job is to tell you about any potential pitfalls your daughter might be buying - that's why the Land Registry check and searches are so important.
The LR checks will prove that the seller actually owns the property. If he doesn't then your daughter will have paid (or should that be borrowed, in order to pay) £106,000 for ...... well, nothing really as the seller had nothing to sell.
The LR check will also reveal if there are any covenants (obligations) that go hand in hand with the property. She might have a public right of way across her land. Or a "private" right of way (an "easement"). Or obligations to provide certain services to neighbours e.g. in relation to shared guttering, shared drainage etc.
The searches will show whether the house is on contaminated land, or a disused mineshaft, or a flood plain etc .....
I assume your daughter has done her bit and has her mortgage application in with the lender and the survey done? She might want to rely on the April survey - the lender might not and so might want another valuation.
Is she going to view again to see whether anything's changed or just go along with it?
Finally, if you don't trust your solicitor, you really shouldn't allow him/her to act for you. Especially as your daughter is borrowing a vast amount of money that will take probably the rest of her working life to pay off.Warning ..... I'm a peri-menopausal axe-wielding maniac0
