Planning for the Inevitable

My workplace is closing, but the manager and landlord are acting clueless and won't give us any details, other than saying they don't need the place any more and that it could close at the end of July, or any time afterwards, and we could lose our jobs with as little as a weeks notice.

Because of this, I've told my landlord I am unable to commit to paying my rent for the next 3 months (when my contract ends) and asked to get out of contract early. He said I need to find a replacement tenant, so I'm currently working on that. However it is very difficult. I'm looking for jobs everywhere, and hoping to be able to put down a deposit and months rent on a new flat, with my holiday pay and last month's wages.

However, rather than staying on at work after the date I know my job is "safe" - July 28th. I thought about handing my notice in now, to leave on that day. So that if my flat does not get taken, I might be able to get some financial help with the rent until it does. It seems like the most sensible option. As if I don't quit, I would have to pay the months rent for August, then could lose my job and be completely stuck for September.

Would I be able to claim anything just to help make the rent? Or would they frown upon me for "quitting" an unstable job? I'm really stuck. Any help with how to find a new tenant in Stafford would be great too, I've advertised everywhere.

    Why on earth would you quit? What are you going to live on? If toy are made redundant there are benefits. If you make yourself intentionally unemployed there may be sanctions. And why do you have to leave your home? It makes no sense to leave, when you still have to find somewhere too live and pay rent plus a deposit.

    None of what you are doing makes any sense at all. Just look for another job, go to it if you get one, if not wait until you are made redundant.

    Sangie595's reply is more direct than I would have replied, but they are correct. You need to focus on staying in work for as long as you can. This will allow you to make your rental payments, possibly right up to the end of the contract.

    Use the time to update your CV, work on your skills and look for a better job. If you can find a better, job, apply for it and if you get it, hand your notice in. Under the circumstances, I would also consider giving less notice that you are contractually obliged to so; as they seem to be considering doing the same. (They may be intending to pay you in lieu of notice - this is allowed).

    If you do start to have trouble paying the rent, that is when I would start looking for someone to take over the property. If you found the property through a letting agent, have you approached them to see how to make sure that you can find a new tenant that meets their criteria? You really need to use a letting agent, I don't see why you should pay their "Tenant find" fee on behalf of your landlord.

    Cool thanks, Ive never had to ask for help with rent before so didnt know theyd be able to sort it for me immediately, I thought it would take a few weeks to come through, which would leave me unable to pay it on the due date. But if what youre saying is true I will claim it to go in my bank the day after my job goes.

    Ive got family I can stay with for a month or two if need be so losing the flat would not be an issue, but Id much rather stay.
  • Just hold on in there for now, as they could get rid of you before earlier so don’t give them the opportunity, unless you know you’ve Employers waiting.

    Oh my days - at my recent meeting for ending of fixed term contract it turned out my Employer had found another job/different work for me to do covering the bitter end/notice I said no thanks I had other interviews lined up and permanent work..ultimately long story short I had to resign, walking out of a meeting I was meant to be served notice! It could only happen to me! :D for 24 hours I knew that I’d given up any right to benefits but boy I was so lucky where I had job hunted and been out seeking prior that I’ve now landed an offer of Employment which means no trip to the jobcentre or break in earnings. It could have gone horribly wrong so quickly so take your time.

    I’m doing the other work now they wanted in my week’s notice :) so everyone landed up ok.

    What is your letting agency doing to support your landlord? If that applies. Ultimate you break the contract there you pay with your deposit minimum.

    Thank you for your help, Im going to stay at flat and sign a new contract for the job, so long as I can defo get help paying the rent for the month my job is lost. Should probably also mention that our building owner is super dodgy, the lease actually ran out early April and we have mountains upon mountains of bills and brown envelopes that he refuses to even look at lool.

    You can't claim it until you qualify for it, and you won't get it in your bank account the next day. But if you give up your home you can't claim it at all! If your are going to be late with the rent then you need to speak to the landlord and explain - they might prefer to be paid on time, but they also can't just throw you out.

    I suggest you go over to the benefits board and get some advice there.

    It's no good. I'm going to have to ask because I've been wondering for a while now. Most job dilemmas that are posted you seem to have been in a similar situation.
    How many jobs have you had over the past few years as you always appear to be having issue/contemplating moving on/going for interviews.
    I know that sounds nosey but I'm genuinely intrigued.

  • OP I would add that a visit to your local CAB maybe in order to get advice, LHA (housing benefits that was ) can take a few weeks to sort out.

    No worries. I'll admit I've had a few jobs over the last 6 years. I have not lied when I said I'd like to contend for world record!! do think I know the issue which is now half the battle. Like I've indicated before if you feel depressed over a personal issue you can go and see someone a counsellor- I've never known anyone do this for professional related. My Dad did say now is not the time to be messing about with a temporary job - and I have listened. With a heavy heart knowing the exact position I was in.

    Currently was doing telesales SOLEY - I cannot believe I have been isolated and not something I believed I was good at but had to to keep hold of my job whilst being relied up everyday in that sort of pretty childish environment which I've done, no one is coming to take over. I've seen something through to the end, I am not running off can't put it over to you anymore clearly. Unless you think it logic to work a data entry job until the 4th August (summer here, jobs less) and then what? Not allowed time off as that is disruptive and heading to fired! ...under 2 years but beat me up next you'll be saying I'm immune no doubt. Yes I posted about my ex manager wanting to keep me on but it turned out it was just said so I'd carry on getting results and in the week I'm off she has cleared off.

    I'm not going to say fixed term contract lead to happiness and security because in most cases they don't, they provide weeks or months worth of work condensed that you would perhaps once upon a time picked up possibly on a longer zero hours contract. (Sure often with earning potential increased as it's only plus point but where's the security) I had in the 6 months dealt with stuff in the workplace which no I haven't directly asked for help on here in the last 6 months until last week and advice over a doctors appointment you didn't understand was an offered company benefit and that a doctor wouldn't see me around a time that was convenient to work or me, so I'm a touch amazed and really no I don't think I'm a burden. Any more then the poster fortunate enough to post about hyperthetical problems which funnily enough people cannot get enough of. But when it comes to real ones snide remarks city. I don't want to read where in 2012 I so mustn't of left a job of 5 stagnant years still on £12,600, I don't want to read I must have been hallucinating when a courier company gave me a 5 week contract within this last year that fixed term contracts do not exist, that no one cancelled my pass end of December as it was far easier to wind Keep Calm up then have her work a week's notice, or something else but I don't want to upset the OP so refraining from mentioning everything and anything and so I've stopped making threads and glad you read more into my posts then I do - God knows along the way I had asked myself if calling in sick and being long term unemployed was the way I should have gone. Perhaps I missed something there. Perhaps I was imagining the older lady in the office who on Tuesday said to me "well you didn't expect to have a job here in July did you". That sort of stuff saddens me which I'll not hide if pressed. Of course my references could be checked each time as opposed to the judge and jury on here. Why else would I carry on getting jobs frequently if this country wasn't in such a problem of unsecure work or anyone will do when it comes to working what others don't want to do . Eg late nights, weekends, jobs they probably have the sense not to do or go for - It isn't about who you work with anymore but efficiency whilst maintaining speed and preying you haven't landed an industry which is dying or corrupt which will colour people's view even moreso.



    As for being a tenant and losing an entire deposit, yes this did happen to me although my landlord was the letting agent too so he helped get a tenant in as it really didn't make business sense to go without a Tenant for so long whether my deposit was making their way to them. Sadly it was pre MSE in 2008 so no threads will be found as I just accepted the situation and downgraded to a slum at the time I could afford.

    And for the record, I've never reported anyone on here - I long for the day when MSE publish reports of who said what to them privately - members or non members.
