Final rent payment, how much?

This is probably a stupid question but my brain is fried from the stress atm.

So tenancy started on 21st May 2012, was given the first 10 days free, first rent went out on 1st June for the full amount of £525.
We're now buying a house and aiming to exchange on 20th July, at which point we will give one month's notice. We will be moving out *touch wood* on 28th July, and on the 30th we'll hand the keys back after being professionally cleaned. So we will not be living there for about three weeks, though they will be paid for.
If I give notice on 21st July, how much will the final rent be, will it be the normal amount of £525 or will it be less?

They gave you 10 days free, but charged you a full month's rent? The 10 days rent free period doesn't make a lot of sense. Assuming you have a standard contract, your rent period would be defined as starting on the 21st and ending on the 20th of each month. So your notice period would expire on the 20th and you would owe a full month's rent of £525. So, in reality - you will never have received 10 days free rent. I would try to negotiate with them for a final payment of 2/3 of £525, but I wouldn't be hopeful of your chances of success.

Your first rent payment should have been about £350 instead of £525.

What are your landlords thoughts on this? Where has the date 30th come from? 30th of what, July?

Are you paying someone to clean the property because you don't have the time or inclination to do it yourself, which is fine, or do you believe that you must pay for a "professional" clean?

My landlord is also my grandad so the free ten days was to be s gift as it were.
The 30th July is when I have a company pencilled in to do the clean, so as soon as it's done we're handing the keys back. We'll only be living there for one week of the months notice.

If your grandad is happy for to regard the 30th July as the end of the tenancy, then the final rent will be £525. You will have paid this amount on 1st July 2018 and this will be your rent to the end of July. So you won't have to pay any move rent, but nor would you be entitled to receive any rent back (Ok, you would be due 1 days rent, but as your grandad is accepting 1 weeks notice instead of the one month that you should be giving on a periodic tenancy, I wouldn't expect any money back.)

Has your grandad confirmed he is happy to end the tenancy with 1 weeks notice?

You normally pay up to the end of the notice period - this is what you agreed to do when you entered the contract.

If you leave on just one weeks notice, that is likely to put your Grandad in a very difficult position because it's not enough time to find other occupants. If he's happy with this (maybe he wants to do some decorating?) that's okay. Otherwise it's pretty unfair (and ultimately, you'd be breaking your contract).

I think it's probably worth chatting to him about what's best for both of you!

We haven't discussed it with him, we fell out with him a few months ago so he doesn't know anything yet. Which is why he'll get notice a week before we leave, otherwise life would be living hell. So I doubt he'd go for that, though he could surprise us!

My post says we're paying the notice period, but we'll only be there for a week of it so he can't harass us! It makes no odds to him, he'll have the notice but we won't be there. I'm just not sure how much our final payment should be based on the dates above. If we pay to 21st August then I make that about £350 as opposed to the usual £525

How formal is your agreement with Grandad?

Did he take a deposit etc?

Tenancy agreement?
