As explained by myself, and others, your legal position is highly doubtful, whilst theirs is reasonably strong.

No one can guarantee what a court would decide, but my guess is you'd have a 15% chance of winning if it went to court.

Who knows if they'll do that? No one. But with a 85% chance of winning they well might. That would add costs to your liability.

What you decide to do is of course up to you, but you came here for advice, and have received it!

    Please let us know

    a) what you decide and
    b) what the final outcome is!

The biggest mistake both landlords and tenants make is to trust what the letting agent say. For one, they could be speaking with someone on an internship who knows nothing of the business, and even if they do, the way they will word things can be easily misleading for someone who doesn't understand the law.

Letting agents should be redundant beyond used as a service beyond advertising because a landlord should know their business fully and therefore apply it themselves. The resources required to check that everything is done properly is rarely more demanding then getting on and doing it in the first place.

Tenants should consider that the second they sign a legal documents, they should know what they are signing to. This is where your problem is OP, it is clear that you don't understand how the system work, for a start, that you can't pay half the monthly rent when you leave half way.

Unfortunately, your lack of understanding of the law will go against you. This is why this forum is a minefield with experts regularly here to advise. It's a pity posters too often don't make it here until the problem has already arisen.
