remortgage - Halifax to Barclays

Hi - I have a mortgage with Halifax and ERC is due to end on 31 July. I have a remortgage offer with Barclays, with free legals attached to it and solicitor is Optima Legal, and they aren't very responsive. They do have an online portal to check status and the only thing that appears to be missing is the redemption statement from Halifax. How long does that normally take to obtain? and do we have enough time to be able to set completion date on 1 August?

Also a separate question, my Halifax payment date is 1st of the month, and I'd like to complete on the new Barclays mortgage on the 1st of August -- so how does that work, will Halifax still take their payment on the 1st then credit it? Or shall I cancel the direct debit with them - and if yes, when?

You'll have to ask Halifax about the redemption amount, if it took into account of the 1st August payment or not - they will be able to tell you. Personally I would rather pay the mortgage twice and get a refund than bouncing a payment and dealing with the fall out.

Ask Halifax when then redemption certificate is due, shouldnt take very long to be sent/emailed.

The solicitor is unlikely to request a redemption statement until the week before completion. This is because another would have to be requested if too early.

It will assume last payment on 1 July, if for 1 August completion.

Leave DD in force and 1 August payment will be refunded back to that account around two weeks later.

Cancel DDM more than three days to payment date and pay by card if completion not on 1 August after all.
