In process of buying a house but tenancy up in two months

Hi I hope someone can help.
I am currently in the process of buying a house. No exchange/completion date as yet but my 1 year fixed term is up in September.
I have been contacted by the letting agent with regards to renewing the tenancy, and to let them know if I want to renew or not. They have said if I have not contacted them with 1 month to go ‘they will take steps to remarket the property’
My question is when is best to contact them about going onto a rolling contract at the end of the tenancy? (I know it automatically happens). At the moment I have no idea when exchange will take place and completion.
I have looked in my tenancy agreement and there’s no mention of transferring to a rolling contract.

Since a S21 Notice takes a minimum 2 months, if you respond in their time-frame (ie a month befoe the end of your fixed term) you will immediately have an additional month.
Tht assumes of course that they don't amicably agree to a periodic tenancy once they understand your intentions.
Communicating with the landlord often is more efffective, as agents are often driven by their own internal 'rules', their desire for renewal fees, &/or an unbending belief that they must 'protect' their client (the landlord).

If the tenancy agreement does not mention a periodic tenancy then you will automatically start a Statutory Periodic Tenancy.
I'd hold off saying anything to them until at least August, that's if you even want to tell them you're happy with a periodic tenancy. Hopefully, by then you'll have a better idea of how the house purchase is progressing because if it falls through or the vendors are dithering you might need to stay where you are a bit longer.0 -

As you say Pixie I may have a bit more info by then with regards to progress of the purchase.
It appears the searches are complete and the solicitor has sent me a copy.
If it is slow, let’s hope they allow the rollover as I have too much stuff to try and move house twice! Once is stressful enough!0 -
