    The key part the adjudicator will look at, if it goes to the ADR process is to compare the check-in and check-out report. Any damage claimed mentioned in the check-in report will be thrown out immediately, obviously.

    Deciding what is Wear and Tear vs Damage is subjective. The adjudicator will consider when the walls/carpets/worktops etc... were fitted and how long you've been in the property and what is the nature of the damage claimed.

    The LL will submit invoices to support their case, whether the adjudicator will firstly agree to the item claim, and then the amount claimed will be dependent on whether he agrees and then find the cost of repairs reasonable.

    Dispute the claim and support your case by stating why you think all what is request was either damage caused before you moved in, or is W&T.

    Thank you for taking the time to answer my post, it seems like other people within this forum are more interested in other posts I've made and my motives for re-posting rather than answering my question regarding a process I've never been through before and could result in my loosing quite a substantial amount of money if I don't get my response correct.

    What is it you are struggling to understand? Have you read G_M's guide to Deposits which you have been directed to twice now?

    You do realise that nobody is paid to offer advice to other posters. It is rather rude to start multiple threads asking the same question over and over again rather than just sticking to one thread and clarifying what it is you don't understand.

    If I may just add that both GM and Pixie are very competent and knowledgeable with the advise they give on these threads.

    If you feel you are not getting the clarity that you want then my best suggestion to you would be find another forum on which to ask your questions or indeed take independent advise in the real world rather than via the internet

    You wont get a clearer or more concise answer than you have already received from respected posters however many times you ask the question.

    I'm also assuming your user name is not your real name,the first rule of public posting on open forums is never identify yourself.

    MSE supports this also.

    The reason respondants here sometimes react negatively is that we don't always register that it's the same poster asking the same question.

    Indeed, till Pixie pointed it out, I did not - hence I responded helpfully initially even though I'd given a similar answer to you in your previous thread.

    Also as pixie says, we don't get paid for this, we do it to help - but when we are just repeating ourselves to the same person it gets frustrating, if not annoying.

    If you did not understand the first responses, by all means seek clarification. But do it in the same thread so we can see what's been said to you before, and be clear about what exactly you did not understand.

    'nuff said. I'm off elsewhere.
