I agree with KL0001. If it was my house, and going to be a forever home, I'd put the bathroom into bedroom3 and have a bigger kitchen downstairs. Possibly with doors out to the garden. Then the box room I'd either have an ensuite (hang the expense - it's a forever home), or possibly a lovely dressing room.
Or perhaps (depending on orientation) I may keep the back bedroom and put the bathroom in the middle one. A nicer view from that window than bedroom 2 presumably. A window on the far wall would be good too. Keep the other window, I find double aspect very appealing.
I doubt this config would be cheap or easy or add value though!Honesty is the best poverty.0 -
The way you've described the plumbing options I'd expand the ensuite into a proper shower room with a toilet with a door to the landing. Or if possible a separate shower room and W.C.. This might need taking room off Bedroom 2. Keep all the potential bedrooms. Keep the downstairs as it is.
Or if you can find a way: move the bath upstairs into a bathroom combined/not combined with a W.C. entry via landing. Again, this costs bedroom 2 some space.

I'm assuming there either are or will be children at some point, all things being equal.
In which case, do not discount the convenience of having a bathroom off the kitchen.

You can get washbasins built in above toilets or that are so narrow they don't take up room in a small WC. Having a separate WC and bathroom is apparently a norm in Japan where they know space is a premium.There is no honour to be had in not knowing a thing that can be known - Danny Baker0 -
I know. It was the first thing we did on moving into a house where the only toilet was downstairs, and the only bathroom was upstairs. No sink in the toilet, so to wash hands your choices were go upstairs to bathroom or walk through hall and lounge to kitchen.You can get washbasins built in above toilets or that are so narrow they don't take up room in a small WC.Signature removed for peace of mind0 -
House prices are going up so quickly in the area that it's hard to judge the ceiling price so we are very mindful of spending money that won't add value.
Its the ceiling price around the time you bought you need to guess.
You can look a bit further than one street but unless you are doing something to make this place stand out as extra special over the rest it will just turn into one of the nicer places over being a bit less nice before.0
