£12k for cellar conversion

Hello all,

We've recently had a builder come round to give us a quote for converting a damp cellar into a bedroom. He's charged £12,000 in total for the conversion. Is this a fair price? We've been told a lot of our relatives that it seems a bit excessive for a cellar conversion, but as we haven't had work done before we aren't too sure if the quote is fair or if we're being ripped off.

Any help would be appreciated.

    Check with your local planning department to make sure it can be converted in to a bedroom. Generally, basements are not suitable spaces for sleeping in as there are often no emergency exits, and fixing the damp permanently is a major undertaking.

    You need other quotes. Well meaning but ignorant relatives are not the people doing the work and have no idea of costings. You may as well as a random bloke in the pub or the ice cream man.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    What does your cellar conversion consist of? Is it going to meet building regualtions with a suitable means of escape via a door or window?

    I don't think £12,000 is a bad price for a properly done room with a decent guarantee for the tanking, which is prone to failure. In fact, it's possibly a bit too cheap.

    Do you have family in the trade who understand what a difficult job it is to get right or are they offering you a completely uninformed opinion?

    I would say that given what little information you have given of the job that it seems good value.
