Boiler Warranty - System Boiler

We are in the process of selling our home which has a boiler which is still under the manufacturer’s warranty. Understandably, the buyer wants confirmation that the conditions pertaining to the warranty have not been breached. One of the warranty conditions is that the unvented cylinder also has to be serviced every year. The additional cost of this ‘service’ is £45. Not surprisingly, my GSR engineer said that most people do not bother!!
Interestingly, my engineer also mentioned that part of the inspection process is to check that the cylinder and controls comply with the latest regulations. The regulations are not retrospective but comment about non-compliance has to be made on the inspection report. Fortunately, my unvented cylinder is compliant: had it not been, I suspect that my buyer’s solicitor would have quickly been on the case.
If we had been keeping the house, would I have continued to pay £45 a year just to comply with the boiler warranty conditions? One to ponder on from an MSE point of view.

Not just the boiler warranty, but also the warranty on the unvented cylinder to be considered (they're not cheap).
I'm fairly sure an annual safety check is legally required by Building Regulations for unvented cylinders over 15 litres, but I may be wrong.
Given the consequences of an unvented cylinder failing, I don't think £45 a year is an economy I'd make.A kind word lasts a minute, a skelped erse is sair for a day.0 -

I don't believe that annual safety checks are actually required for continued ownership or for a house sale: my understanding is that they are only required if the property is let, or something like a gas hob is changed. I doubt that many people get their unvented cylinder controls checked each year. Happy to be proved wrong.This is a system account and does not represent a real person.
