Hi,
If the credit file shows two hard credit search in past 8 months related to mortgage applications, How does this affect the application (provided everything else is fine)?

You won't score as many points as you would have done without two heard searches.
What no-one here can say is if the loss of those points will affect the decision to lend to you at all; or at the loan to value you want.I am a mortgage broker. Sorry, do you mean its not a big loss in terms of credit score?
My credit score (despite those two searches) is pretty healthy. My question was does the underwriter see as one too many mortgage application? or is it normal to have three mortgage application made in a year because sometimes things don't workout in house purchase. (This is my first house purchase).

They are simply hard searches. Their purpose is unimportant. A human being will not see them and um and ah over them. A computerised system will include them along with all the other data you have provided.
You don't know your score because you don't have the lender's scorecard. The garbage the CRAs sell you is worthless.
Every bit of application data scores you points. Some more than others.
Unless someone can see your entire application, there is no way of speculating if two hard searches will make any difference. If your overall application is sound, it won't. If your application is shaky, it might affect accept v decline, or accept at 80% when you want 90% for example.I am a mortgage broker.
