Additional Marketing Charges

Can anyone advise, please...
We recently withdrew our house from the market having signed a contract with an initial estate agent who was then taken over by another firm. We were not happy that they were doing enough to sell our house and our circumstances have changed.
We have been sent an invoice for £200+VAT. I rang up the agency who said that the lines in the contract: "The Agent may recommend additional marketing activity for the Property and will make a separate charge for this of up to £200. The Agent will not commit to any additional marketing without asking and agreeing such costs with the Client first and in writing" meant that the invoice was correct.
However, we have not agreed to any additional marketing in writing. Do we still have to pay?

  • Not that I can remember...certainly not with the new firm, who have had very little contact with us. The contract is still what we signed with the original estate agents. What would "additional marketing" consist of? We haven't even had a 'for sale' board up. It has been advertised on the internet and in the local paper, but just the usual I'd say.
