Offer rejected, using another EA?!

    Well actually my first sale collapsed because of the EA unprofessional conduct, leaving me over 3k out of pocket after suveys et al. This is why I am weary of them. I am aware I might sound negative but the whole thing traumatised me...

    Really the estate agent would have lost a lot of potential commision too so noramlly will do anyhting possible to hold things together.

    9.5/10 the Solictior or estate agent take the blame for the Seller / Buyer

    Try to treat more as a business descion. In hindsight if you had gone back with 5% below as final offer may have been accepated but maybe the market near you goes at asking price?

    They did their best to get their commission in fact. I think it is unprofessional (when asked multiple times) to lie re tenants being council tenants not intending to move out when you are selling a property (at above asking price btw). Of course you can tell me it was my fault for being naive and trusting them. Which I was. But they should have said and/or not have let it go ahead. Of course I learnt my lesson.

    Thank you for your advice though. I think it is indeed a business decision but is destabilising when it is about a place to live in. In other countries you deal with the vendor directly, which makes it more straight fwd imo.

    Sorry, I am not making sense of this. You say it's a sale and that your estate agent wants to get commission, and then you talk about them lying about the tenants. If it was a sale and you owed them commission they would have been your tenants; why would the estate agent be telling you about them?

    Yes I would also have pulled out in that case.
    Always take what the agent says with a dose of scepitsm and do your own enquires. I always download titleplans / leases from landregistry if intrested.

    If you are buying a flat download the lease first that tells you a lot you need to know rather than relying on agents.

    I am not sure agents are in themselves a bad thing . I personally would not want to deal directly with buyers or sellers and keep some distance.

    Ok, you were buying it. You said "...my first sale collapsed because of the EA unprofessional conduct"; I assumed you were selling, not buying.

    Of course the EA knew absolutely 100% for certain that the current tenants would not be moving out, and just told you the opposite for a bit of fun, thus collapsing the chain and ensuring they missed out on any commission.

    Or they may have been told by the vendor that the tenants were definitely moving out, news which was passed on to you, and then the situation changed, to everyone's disadvantage.

    There can frequently be 3 sides to every story. And it's easy, and generally rather popular, to blame the EA for all problems associated with buying/selling houses.

    Anyway ... I am wondering whether when you put in your offer, he realised it was below the seller's expectations, so he contacted some others who had viewed previously but not actually offered ... Told them there was now an offer but it was a bit low, and this is their last chance ... And someone else did come forward with an offer, possibly similarly low?

    I say just shut your eyes about the agent, offer the increase which you said you were prepared to do, and cross your fingers.

    A cynic would say that you can always knock a bit off later if you get cold feet, like when the survey comes back
    (I didn't say that really)
