Greed, stupidity, incompetence and recklessness from buyers, vendors and lenders are the reason the uk property market, in fact the whole uk economy has been in such a mess since 2008... the reason why we've now got record levels of debt, a record period of stagnant pay, house prices more unaffordable than ever before, record levels of mental health problems, record inequality with the wealthiest wealthier than ever whilst just about everyone else is worse off.

Looking at their website they display the Property Ombudsmen logo so you could take a complaint to them. I am assuming you have actually put your complaint and reasons for wishing to withdraw in writing and wanting your money back? You will need to have done that before taking it to the ombudsmen.0

I have started my complaints procedure with them, and there is a couple of steps before I get up to the ombudsman so will do that first before I would look to sue. I just think I'm in a perilous situation with regards to complaints because like somebody else mentioned if's my fault if I agreed to buy a property at a certain price.
Sequre are actually a really big company with a lot of staff and properties and win a lot of awards, so I don't think they will go bust. I think they've just started to get a big cheeky with their valuations after being genuine at the beginning. The reason they are meant to be undervalued is so the seller can sell quickly (without viewings etc). It's meant to an alternative to the properties going to auction.0 -

You're missing the point. What did the terms and conditions say about the valuation when you paid the deposit? Does it say that the valuation is x% of a RICS valuation, or what? Do they just make it up?
You can't sue someone due to your own ignorance.

To be fair, it's probably not unreasonable to argue that you might be able to find someone else willing to pay £170k for the property you've just bought for 6% less. We could be within acceptable margins of error.0

Well yes and no. You made your decision based on the information you were given. This was unwise but it does not give a get out to the other side if it can be shown that they deliberately misled you.0
