House for sale 8 weeks and no viewings

In my head there's a big plus for having a third bedroom (even if it's only a box) and a lot of people fit kids bedrooms in them. I was in one when I was little.
If you have not even had a viewing after 8 weeks it must be overpriced. I again ask, why such a price increase after 5 years?0 -
Unfortunately the announcement of the preferred route option D for the A120 between Braintree and the A12 which passes very close to your house and also the proposed waste incinerator on the airfield, which is also very close, will put most people off looking to buy in Silver End.

There actually quite a bit away from our house, over a couple of miles away, but if that's what puts people off not much can do about that.0 -
I think that primarily the new A120 extension and the proposed waste incinerator put people off even looking in Silver End.
As regards your particular house what would put me off is the first impression ie the look of the front then the fact that is on a busy road. Being in the conservation area is also off-putting because as it limits what can be done to change the look of the exterior of the house.
I used to work in Silver End in the late 70s and did look at a house in Daniel way eventually bought in Witham left there two years ago.
The house we are in now, in West Mersea, was on the market for over a year probably due to the asking price and the risk of new development on the field opposite. It eventually sold to us when the price was reduced0 -

The road is not that far away nor is the incinerator. I used to work on the airfield when Marconi were there in the 1970s to 80s.
The new road will pass just the other side of the hanger on the airfield which is around one mile over the back of you house.0 -
I would require two bathrooms, shower rooms but not one opening from a dining room. That for me is a definite no.
Extension was originally done for a disabled gentleman, the dining room was the 3rd bedroom and had an en-suite.
We could make the lounge a lounge/diner and reinstate the 3rd bedroom, but I feel it would then be a small 3 bed rather than a large 2.
I would also rather the bathroom go into the dining room that doesn't get used very often than the living room that is used pretty much permanently.

We bought the house cheap, it was at the end of the recession before house prices started picking up again, and the house needed a lot of work.
The rear garden was a sheet of concrete and had an asbestos out building, and the front garden looked like a builders dumping ground. The extension also suffered serious damp issues for a number of reasons.
This has now all been rectified, with a new roof and correct fitting of windows and doors. Both gardens have been landscaped.
In terms of house price, it is in line with others on the market, and we had 3 estate agents who all said the same figures. We also expect people to make offers, no one pays asking price.0 -
Am I missing something? People have criticised the lack of access to the rear garden but I'm seeing a gate from the bottom of the garden out onto an area that is clearly accessible to cars?0

I'm not going to reduce it further when a house round the back of us (identical style) sold before ours was on the market for £230 and isn't as large, is mid terrace and has only a single driveway.
As stated It is in-line with other similar properties on the market.
I do expect people to make offers, and I am not expecting asking price,0 -

Therein lies your problem. Whether or not you are willing to take offers is irrelevant if your house is not appearing in your target buyers' online price search criteria and they never even get to see your listing. You could just reduce it to the lowest price you are willing to accept with 'offers in excess of' if need be. At least that way it will appear in more searches.
Imo your house is attractively presented but as you have had no viewings in 8 weeks, something is wrong. I think it's mainly because of the location for which the price is simply too high.0 -

The a120 bypasses silver end and it is only a proposed route, and is not council backed, it has been done only by private investors so far, and it will be quite a number of years until it is built if permission even goes ahead., And will remove traffic from the village. So I see this as a positive rather than a negative.
The traffic through western Rd is only busy during rush hour.
there is a new housing estate to be built around the outside of silver end which will take it almost up to the quarry and close to the proposed incinerator, there still seems to be a lot of protest regards to the incinerator and it looks like the decision can still be overturned, The incinerator hasn't been built for the last 15 years, and the council have said if it doesn't get built in the next 5 then they will not renew the planning permission any more.
There's a lot of what it's and maybes but no definates.0
