selling house - taking too long! 4 months so far and no chain

I was told would take around 12 weeks max as I was told there was no chain. I have paid 3 extra mortgage payments and £400 of that is interest so no I!!!8217;m not making anything! I have contacted local MP as it is a government issue as HS2 are what are slowing it down and apparently they have had a lot of complaints with the same issue. Yes I accepted a lower offer and that was my choice but only because I thought it would all be done and dusted within a couple of months not 5 months later. I!!!8217;m after advice not critisicm thank you
And I have contacted the solicitors and buyers on a weekly basis and the estate agents every few days
The average is 12 weeks. That means the middle figure, not the maximum (nobody can predict exactly how long it may take so not sure who told you that or led you to believe it was fact). I would have been optimistic about it being under 12 weeks, but wouldn't be surprised if it went over.
I had one sale take 5 weeks, another take 5 months. The latter was meant to be a month or so and I'd accepted an offer saying I would push to exchange within 3 weeks. There were so many issues with the legals for the house I bought that it took so much longer.
People are saying re-market, but it sounds like a local issue that most people will have delays with so I'd be tempted to keep nagging but stick with them.

I can certainly understand why the OP is upset. After 4 months and to be told that your buyer is only in the early stages of sale must be so disheartening.
I am only 7 weeks into a sale and Im going out of my mind, but at least I think we are almost there now...0 -

I'm not saying dump the buyer at this stage, but no harm in re-marketing in case they can't deliver.0 -

If they have a house to sell then that is a chain as they have to sell their house before they buy yours. So they told you they could buy the house without selling theirs?.
It probably would have been best to pull out as soon as you found out they lied about the chain and they had a house to sell first. But i still think you should start remarketing the house now as they have already lied.0 -
Put it back on the market, or auction.
In my opinion, your buyer should not have made you an offer without being "ready".
It may seem brutal, but you have to put your own financial needs over theirs.

Yes it sounds to me as if this is all out of the buyers hands and you should remarket. You may not get anyone else ... On the other hand you could find the busy time of year an advantage and get a higher price from the next person. Remarket straightaway. Your buyer will understand. They will be upset but realise there's nothing they can do about it and you need to get moving.0
