Talk to them and see what they might offer? Also it doesn't really matter what you think your property is worth it's their valuation that counts at the point you negotiate the next rate.
Some mortgage providers are willing to let customers out their current deals a few months early without applying the early repayment charge penalty if they are taking a new product with them. Worth asking.
