Selling leasehold

My wife and I own a leasehold business (hairdressing salon),which also has living accomodation where we currently reside.
My wife has run the business for 20 years and has now decided that the time is right to move on,having had an estate gent in to give us a valuation, I was astonished at their scale of charges, 3% plus 10% of the first years rent,is this common practice?
Basically the fee will be close to £2,500 just to sell a business valued at £45000,
needless to say I will not be using them and will look further afield,but I am concerned that as it's a business sale it attracts a higher fee, despite the fact that it is our sole place of residence.
