    Just on the opposite side, when we bought our home we put in an offer we thought was sensible which I think was just below market value.


    Survey came back that said roof had some tile issues, estimated cost of £2k.


    On that basis we proposed it should be discounted from sale price (We did have to share the survey) - why wouldn't I try to ensure my finances are the best they can be.


    Seller came back and said they'd agree to split it, that was fine, completed no problem. I'm not sure if our seller found it an insult but for me it was just managing my finances, in the same way I would for any transaction. No real emotion, no trying to swindle or gazunder, just a simple reflection of the survey result.


    If they said no then the decision is in our court, I'd expect we would have still completed as we were getting a reasonable price. With experience, and a stronger financial footing now, I'd probably push less but when we come to sell I won't be hurt if someone asks the question based on the survey.


    FYI - 6 years later, and no issues with the roof to date but I'm sure it will come soon.

    OP, some years ago I was in a similar situation, buyer was faffing around, finding niggling little problems that weren't problems at all. Kept delaying exchange of contracts until I felt desperate as my purchase was under threat. Told the buyer "exchange by the end of the week or the sale's off", next morning my solicitor phoned to say the contracts were being exchanged that day. (Phew!)

    In my parents' case, 47 years later and still no problems with the roof.

    Surveyors are the most pusillanimous of all so-called professionals. They have to have their spines removed to qualify.

    I would have refused full on from the off. As long as it comes back at the value you sold it for then they knew what they were getting.


    They have pulled the wool over your eyes and you have fallen for it hook, line and sinker.


    I would have been on the phone to the other buyer instantly.
