If the EA had said "yes there's still interest" most people would assume they're lying anyway?They are an EYESORES!!!!0

That can work two ways. Sometimes a 'middle-man/proxy' can take the sting out of something said in the heat of the moment.
Sometimes it can work well for a buyer and seller to speak direct, other times it can end in disaster.
Sometimes a good EA can make all the difference to a sale happening, and of course a bad EA can contribute towards cocking it all up!0 -

A general thought - does haggling over their fee perhaps get you a.... less-than-top-drawer service....? If you pay full price do they pull out all the stops? I appreciate that there are good/bad/idle/keen EA's no matter what you pay, but what are people's experiences?I removed the shell from my racing snail, but now it's more sluggish than ever.0 -

They wan't their commission, if they don't put the effort in, especially on a house that clearly isnt selling quickly, they don't get anything so i am sure they put effort inAn answer isn't spam just because you don't like it......0 -

Grower a thicker skin. If a property has had lots of viewings but no acceptable offers. Then the natural instinct is to believe that there's a reason why not. Goes without saying viewings will dry up the longer a property is for sale.0 -
I know it slows up as time goes on, but I didn't want my EA telling potential buyers the exact state of play
This is why we've decided to accept whatever our couple offer once they sort out their mortgage, perhaps even if they stick at £140k. Even though the EA repeatedly and fervently assured us that £150k was a starting point for negotiations, it'll achieve a good amount above that. And that he had many clients on his books who would all want viewings as soon as we signed on the dotted line. Total 4rse gravy.

so basically OP you have an overpriced house, not much in viewings/offers and your complaining about the EA?
The EA seems honest and someone I would use given their integrity. You have to be realistic and ask yourself why there have not been many offers or viewings?? it's not the EA's fault you wanted to max your profit unrealisticlly"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

I'm baffled by some of the responses. When I went to the EA to ask for a viewing on my current house she grabbed a random file and said "Oo there's been loads of interest in that one, and we've just had the first offer in! Very keen young lady, all set to go..." I didn't believe a word of it, but that's the kind of 'diplomacy' I'd want from an EA!:D
On a totally unrelated topic, anyone for a few games of poker? Perhaps the OP could pass the invite to the EA?0 -
That's too harsh csgohan4. We're not looking to max our profit unrealistically, the house is on for a reasonable price. However we're not holding out for full AP, as I've repeatedly said.
I'm not complaining, I asked for thoughts given what the EA told a prospective buyer. Where you see integrity, I see a lower offer coming in. Honesty is one thing, but as we're paying the bill it shouldn't put us at a (possible) disadvantage.
