You'd need all EAs to tick the "Probate?" box when listing property.
Since they can't all even manage to correctly identify whether it's detached or whatever, or has a garden, good luck.
I don't think you need to rely on the listing skills of the estate agent -when the fact that it is a probate property is already available elsewhere and it's just a matter of cross referencing the advert.0 -

Why would I take less than "market value" ?
By definition that means I will sell it for less than I could get for it. Why would I do that?
If it so happens its condition means it's under the price that other more updated similar properties will get that's a function of the condition, not of it being probate, or "under market value" since MV includes condition.

I think there is a bit of an it depends here.
When my mum died I was sole beneficiary and executor. Her flat was valued and I got an offer of full market value before I'd even advertised it. The guy in the flat above was desperate to buy it and told me (not very tactfully) that he would pay the MV.
I could have pushed it a bit (I am not built like that and was very upset for obvious reasons) but just wanted it gone as soon as possible. I did not want the responsibility of the flat for any length of time and needed to move on with my life.
If I hadn't got the full MV in a pretty short space of time I would have taken a reasonable offer for the reasons in the previous paragraph.
There are different scenarios and feelings out there at such times.0
