Rolling tenancy

Hi all,

I need some advise on the below situation.

My fixed 12 months tenancy agreement will expire on the 30th of June 2018. As I understand this, if I don't sign a new fixed tenancy agreement, I will go into a rolling tenancy, which in my case will be a 6 months rolling tenancy as I have been paying the rent in advance for 6 months. My question is, if I would like to leave the property at the end of the 6 months rolling tenancy, what is my notice period? Also if the Landlord wants to kick me out after the 6 months have finished what is their notice period?

EDIT: After doing some research I managed to find that I am supposed to give 1 month notice but cannot leave earlier then the 6 months and the landlord has to give me 2 months notice but cannot expect me to leave earlier than the 6 months finish. Can anyone please confirm that this is correct as other articles suggested that I am supposed to give a notice equal with my rolling tenancy length?

    The fact that you paid 6 months in advance doesn't automatically mean you will go onto a 6 month rolling tenancy. If you read the wording of the tenancy, a rental period is probably still one calendar month. In which case you should move onto either a Statutory or Contractual Periodic Tenancy and the notice periods would be as you described above.

    Does the tenancy say what happens after it expires? If it says anything, then it becomes a contractual periodic . If it says nothing at all, it becomes a statutory periodic.

    as above, paying 6 months rent as a lump sum does not make it a 6 month tenancy period
