I’m currently renting out my apartment and the front door is damaged, apparently beyond repair.
The maintenance company are saying they won’t repair or replace it but surely this is a safety issue.
Are they legally responsible to carry out repairs?

Hi everyone cheers for the response.
I am the landlord and pay (like all the apartment owners) a company to maintain the building, communal areas etc.
The apartment is in the north west of the uk. The door has been an issue for some time and just keeps getting patched up but now is beyond repair (according to my tenant)
I!!!8217;m speaking to the company tomorrow but been trying to find info on the internet where myself, and other owners/tenants stand legally.

Read your lease.
Speak to the other leaseholders.
Write to the Freeholder and Management Company quoting the relevant section of the lease.0 -
So I guess you mean you are the leaseholder of the flat.
If you are talking about the front door of your apartment, you are almost certainly responsible for the door, but you can read your lease to double check.
If you are talking about the communal front door of the building, it will almost certainly be the freeholder's (management company's) responsibility.0 -
As others have already stated, if it is your flat front door, it is 95% likely to be your responsibility entirely to secure.
If you are referring to the communal front door, then the repair should be dealt with by the management company/freeholder, or their appointed agent. The repair is funded from service charge.
Did the management company say "why" they were not repairing it?
On another point, I would suggest that you treat your flat front door as the primary point of entry and do all you reasonably can to ensure it is secure at all times. Whilst a communal front door adds another "layer" of safety (ie someone wanting to force entry would need to get through two doors before gaining entry to your flat), it should not be relied upon. You/your tenant has no control of who the neighbours are letting in, or if they are ensuring the door is secure when exiting or entering the building.0 -
What is the reason given by the management company for not repairing the communal entrance door in a timely manner?
It's almost guaranteed to be their responsibility, to be sure check your lease. If the suspicion is correct inform them and the freeholder quoting the relevant section of the lease and demand for it to be fixed. That's what you are paying service charge for. This should get them going.
Try and get in touch with other leaseholders, preferably ones that live in their properties and see if they have more details of the issue.
Express your apologies to your tenant and let them know you are on the case and not ignoring their pleas.0
