Anyone know where to get the best assured shorthold tenancy agreement template? I have checked the gov one but it seems too long & with longer tenancy in mind.

Best for what or whom? Shortest, best for tenant or for landlord or lawyers (loopholes to exploit?). You don't just need an AST but loads of other documents, helps if they are consistent. England or Wales?0

Just a good overall template contract to cover all ends, yes I know about the other documents I need along with this and it's England.0
