We negotiated!! They wouldn't budge on part ex price but we managed to get reduction in the new house price and all our stamp duty paid!! We also got an upgraded kitchen with dishwasher etc, all flooring, upgraded tiles, additional showers, outside tap, outside power plus a few other bits. All in all a great deal but you have to get your head around the low offer on your current property. Plus things 'should' go smoother and quicker when part ex direct.

We didn!!!8217;t go part ex and sold ourselves at slightly under market price so only lost 10k and still got lots of things included in the price of the new house :)

    Well here is an update.

Persimmon offered us what i would have hoped to get selling on the market which we were really happy with.

However we have now seen another house with a large chain builder. They agreed a part ex price with us on the back of Persimmons offer and from what they found on Rightmove. We paid a reservation fee but this was still subject to valuation as they needed to get agents out.

No new agents came out as they used the same estate agents for the figures. Just got a call today to say the figures are come in at £127,000!!! How is that possible when it was the same estate agents!?!

This new builder told me at reservation that persommon often ask for a price to sell in X amount of weeks where as they offer what they would market the house at. So how the 2nd builder came lower is beyond me.

We are gutted. Might just walk away

Depends on how much margin they have to play with.

Sorry to bump and old thread but I need some advice about Persimmon part exchanges for someone who's been through the process.

I'm looking at buying a home which was recently subject to a part-ex. The company who are holding it (or who manage the resale at least) have it up on their own site plus with 2 local agents. It's up for £240k on all 3.

I've checked a few times on the sold prices portal on gov.uk and it came up yesterday that the house was sold for £255k a couple of months ago.

It just seems a bit far fetched they would pay so much over the odds given the other comments that have been made in this post and others.

Is that £255k the actual figure or is there some massaging of the numbers going on? It would be really helpful to know what they paid so I can work out whether I'm wasting my time trying to negotiate a low price (although I will do it anyway!)
  • Have you read the reviews of these house builders?

No... I'm not buying a new build, I'm just asking about whether the price stated as paid on the gov.uk site matches the actual amount they give you towards your new build home.
