    Just to add, if you do want to negotiate, make sure it is directly with the LL, just in case the agent is increasing the rent and "forgetting" to tell LL about it (it's happened a few times on these forums)

    will try and find some contact for the LL, never seen or spoken to him as all done via agent. Doesn't hurt trying i suppose...

    It is a short assured tenancy..I've never met or spoken to the landlord, just know his name. I did find him on facebook but suppose it would be quite strange to just message him out of the blue. Is it worth speaking to the agent still to see if negotiations can be done? Thanks
