HMO regulations vary widely so it depends where you are and how many rooms you are renting out.
Don't take the lath and plaster down unless you want an awful mess. Overboard with plasterboard - 2 layers of 9mm with staggered joints is usually considered fire-resisting.A kind word lasts a minute, a skelped erse is sair for a day.0 -

Bear in mind that plasterboard is not regarded as a fireproof material (not even the pink "fireline" stuff). It's only a retardant and building regs just need satisfying that you have the required number of minutes suitable for your HMO. That will depend on many factors, stud spacing, board type etc:
