Solicitor uses 3rd party search company to do searches.

Our solicitor uses a 3rd party search company to do searches and says searches are ordered and will be done on time, and the company has given a date 3 weeks from now.
The estate agent who sold us the place has told us he knows the guy in that area who does all the searches for the properties in that local authority and no searches have been ordered through him for the property. The EA says there is no other way for the company to do searches unless using the guy he knows who does the searches - is that correct?
Someone is wrong either EA or solicitor. They both have claimed to be right for the last week or so.

I thought the whole point of using private searchers was that you don't have to go via the one overworked guy at the council? I'd be inclined to believe the solicitor over the EA anyway.0

Pretty common for solicitors to use 3rd part firms for searches. The only exception typically being the local authority search usually applied for direct with appropriate local authority.
Not that this will come as a surprise to many, and I probably know better than most, there are a lot of EAs who talk a great deal of crap and/or don't understand what they're talking about, particularly when it comes to matters dealt with by a solicitor!!
I've done this for 20yrs, and still would not claim to understand all aspects of conveyancing, although I hope I've picked up a decent amount of knowledge over the years.0 -
One Search and Search Acumen are well known third party search providers. Not unusual for solicitors to obtain searches through a third party.0

Yep thanks all, it all makes better sense now, think the solicitor is correct. The searches seem like they can be done without the 1 search guy at the council knowing.0

Look at it this way when thinking who to believe. The solicitor who is working for you and would have a lot more to lose (professionally and financially) should they be doing anything untoward, or the EA who has no relationship or contract with you.0 -
Yeah the 'searches' market is monopolised geographicaly.
It's like the rights to televise football matches. each yeay there's a bidding contest and the right to undertake searches for the coming year is awarded to the individual who offers the highest bribe.0
