Full application via broker, confused at short time steps.

Options
After spending a couple of months trying to find the right place and dealing with some time wasters finally have had an offer accepted and kicked off the mortgage application process via a broker.

I feel I've gained a reasonable understanding of the general process by reading the various threads here but finding things not progressing in a logical order for me. Trying to balance giving people time to progress things with chasing things up and would appreciate any thoughts/comments. I've been a bit surprised at how much seems to be behind the scenes rather than directly involving me. Not necessarily a bad thing but will be happier once get to the point where I know where I am, what happens next and what is left to do.

Timeline.
10 days ago, first appointment with broker since getting offer accepted. Decided on lender/applied for AIP/DIP. Provided pay slips, p60, bank statements, ID, etc.
9 days ago, EA asking for solicitor details.
8 days ago, broker provided solicitor quotes, instructed solicitor.
5 days ago, request for most recent payslip and payment details for valuation. Provided those.
4 days ago, solicitor provided form of authority, filled in and returned same day. AIP obtained, believe full application made.
today, emailed broker to check if anything else needed, told currently with underwriters.

Confusing points.
* AIP obtained and full application made but no contact between me and lender. Is it usual for things to be done via broker only?
* Valuation fees taken from my account on Tuesday, haven't heard any mention of when this may occur.
* Broker has been dealing with EA directly. Happy with this but want to ensure nothing slips through cracks.
* Solicitor has online tracking but so far finding it exceptionally unclear. Can't even tell if Form of Authority has been received or not. Two main sections are History and Schedule. History has FOA under 6th June which would be day after I returned it but Schedule has "Form of Authority Received?" also under 6th June and a load of other questions under the date of instruction.

Valuation date , while of interest, doesn't concern you directly. As the task has been contracted out to a third party. Who need to liaise and arrange a convenient date of entry to the property.

Lender wil only contact you as and when is neccessary.

EA will there to help and assist as the transaction progressess.

Solicitor will start their process upon receipt of the mortgage offer.

Housing transactions are like a game of chess. Each player moves a piece at the time. Other players then respond to the move made.

Thanks, much appreciated, this has put my mind at ease. Can be a bit stressful seeing people here mention valuations being booked a day or two after full application being made and not understanding where I am in the process.

Had no problem with the broker so far, although things haven't quite went to plan at all so far. Looking to complete/exchange towards end July/early August, can't see anything stopping that but waiting for the wheels to come off anyway. They do seem busy, so don't want to be a pest but looking forward to the point where I feel comfortable with where I am in process and have a feel for what needs to be done and when.

To put your mind at ease a little more, some Lenders instruct a valuation on day 1 that they receive the application and others wait until the case has been underwritten first.

Therefore depending on what lender your Broker has used, your timeline may look very different to others.

As a Broker, Once I get permission from my Client to proceed with an Application I tend to involve the client as little as possible. I see it as part of my job to take that hassle away and just give regular updates as to what stage we are at and how we are progressing.

Lender is a local chain of banks so not quite sure what to expect timeline wise.

Just checked solicitors online tracking and can see acknowledgement of FOA dated yesterday. Was getting a bit concerned as hadn't seen any updates since posting the FOA on Tuesday and with no updates last night, wasn't expecting to see one today.

Content now to wait, see what happens and get more details of process and timeline next time talking to broker. Finding it hard to manage my expectations.
