I have tried searching but cannot find anything on here.
Short summary is we after a long drawn out process have just got an AIP with Halifax due to clearing a large amount if debt which was all going fine.
However we are using the HTB so getting a 75% LTV but our broker has just come back and said as when he inputted our new address into the AIP it went down to 65% LTV which of course is not good.
The situation with the address is we sold our house on the 25th May and have moved in with family oending our new build house being ready in Sept.
I did earlier this week for fear it would damage our chances register through the gov website to register at the new address we are at now but as to how long that takes I do not know and am now worried this change of adress and not being on the electoral roke in tine is going to mess it all up.
Has anybody has experience of this and if so what is the best course of action, how long does it take to register the new address and is there someone I can contact direct to see if I can get it done urgently due to the mortgage application

Halifax lowered our LTV 3 times from 75% to 65% then to 55% due to partner having adverse credit - So I would double check its not that beforehand.
Hope you get out of this pickle soon - I know its been a long bumpy ride for you!!:(Finally completed on our new home

Thanks for this and yes We do feel like runners in a hurdle race that never ends at the moment!
Ah okay, he did the AIP yesterday when most of the debt pay offs had not updated on the credit report and got it with 75%.
Then he entered the new address today and bang down to 65% and when I checked my credit report it now has updated a few credit cards on mine and my wife to say clear so if anything I woukd have thought the credit situation has improved and more than likely the address change but will check.0 -
Have you asked your broker if there is a BDM with Halifax that he has spoken to regarding this?
I know with ours the BDM (natwest) looked over our application and gave a second opinion before we submitted outlining any concerns they may have.
This way he can also ask if it was down to affordability or not.Finally completed on our new home

Yeah I have asked our broker(not been highly useful lately) and he said he knows the halifax system and speaking to a BDM will likely not help which I was surprised about0 -

I think this is where the issue lies - maybe more focus in a new broker! Fresh views & help etc.Finally completed on our new home

Probably as have just phoned our local electoral place and they advised likely will not be on tbere until 1st July which scuppers our plans if Halifax cannot get around this.
I have rang the broker back and said can you at keast try and call the BDM and see what they say as this is not a credit issue and more than likely an admin thing with new address which we can prove we live there but I fear the hurdles are getting too big now and maybe the end of the road0 -

Yeah you almost need the broker to stop flapping and say YES its achievable or NO not achievable. We got to that point too. Good luck!Finally completed on our new home

In our experience the council updates the register periodically in batches; they won't do it individually. In addition to this, it will take some time for the credit agencies to update. However you can bring in a copy of the letter you received stating you are on the electoral roll. To be honest though, it shouldn't matter. You will be verified via other means. I know it's bandied about that being on the register is super important but in actuality it had zero effect on us (we had recently moved and although we are both on the roll, the record was not up to date for my OH - we worked with Halifax and they didn't care).0

You have changed address.
Your score on the lender's card (nothing to do with 999 or whatever!) has reduced as a result. This has brought down what the lender is prepared to offer.
Let's say you lived at your previous address for four years and this scored you 300 points and you passed with that included.
Now you have moved, your residence history may now only score 150 points. The loss of points has moved you one risk level lower, so the system is offering a lower loan to value.I am a mortgage broker. So this is what I am thinking, if the issue is only down to verification of where you live then we could probably have done something with Halifax but by your post we have potentially been downgraded on a risk assesment point of view so a valid one0
