I am in a similar position somewhat and my decision is to find a new place to live where I am happy, accept the new debt and just enjoy what I have. Nothing is worth staying in a house you don't like, in an area you don't like.0

at the risk of dredging up an old thread...
In a similar position so have been doing a fair bit of thinking
I would buy a more expensive house with a large mortgage (in fact have just done this)
got a v large mortgage at 1.7% (inflation currently 2.1%) fixed for 5 years
house is beautiful and makes me ridiculously happy - spend less money out and about and more time in the garden
even if I were to downsize in 15 years time - there is no capital gains tax to pay and therefore your primary property is probably one of the best investment classes out there...0 -
