Dear all,
I write in hope of some advice in regards to land owned in the states, following the passing of my father.
I am based in the UK. My late father passed in December 2015. He owned a plot of land in Port Charlotte, which I am trying to transfer over to myself and sister, in hope of developing/selling the land.
We have successfully been through probate in the UK and have a grant of probate to deal with all of his estate. We wish to change the US deed for the land into our names, which the Charlotte Country Tax Office are aware of. I have made inquiries and am aware that I may need the support of an attorney to do so.
I would greatly appreciate if anyone could provide any helpful pointers on how we tackle this?
I have been in contact with a few attorneys/lawyers in the state over the past three years, however, the advice differs each time and all are quick for me to part with a considerable amount of money before explaining the process.......
The County Tax office also do not provide any support to individuals, what so ever.
I also have all the necessary deed and tax payment receipts and records since the land became my father's responsibility and we have also kept up-to-date with tax payments, last paying May 2018.
As said, any help would be greatly appreciated as I'm slowly pulling my hair out!

Generally with land you need to obtain the equivalent of probate in the local jurisdiction - and their inheritance laws are also likely to be relevant - so I think this more a question for a Florida-oriented forum, as the UK connection may not be all that significant.0

Have you contacted or chosen a realtor/broker? Good ones do much more than our estate agents and could point you in the right direction, putting you in touch with the right people.0
