You're waving the survey around, and saying "But this says..." - if the boot was on the other foot, would you want to read what it actually says?
Oh, and what valuation does the surveyor give, relative to your (accepted) offer? Because if he says the issues don't downvalue it, you'd be getting it straight back from me with a finger pointing straight at that section...0 -

As others have pointed out, you could have simply made this up. Why should the seller believe you and agree to reduce the price without seeing the evidence? I wouldn't! On the other hand, you may weaken yur position - it depends what the survey actually says!
Others have pointed out that if the valuation given is still the sale price taking these problems into acount, then the seller will say "It's still worth £X00K".
Damp?
* Where?
* How extensive?
* diagnosed how? (eg rotting smell, peeling wallpaper or a dubious 'damp-proof meter' reading?
* cause? (and hence cost to fix)?
Boiler?
* is it actually working? (if the sellers live there, I'm guessing yes)
* Surveyors are not boiler engineers - the most they will say is "It's old and may need replacing in the future" - is that what it says or have you got a separate boiler engineer's report?0 -
If you don't want to give them the whole survey you could use Snip It to copy and paste the relevant sections into a Word document.(Nearly) dunroving0

How much detail do they go into in these surveys? I was just shocked that someone mentioned that the bath leaked, do they actually run the bath etc in a homebuyers survey?“Quis custodiet ipsos custodes?”

Lender Valuation - they slow down as they drive past. They might even park up, if they're particularly diligent.
Homebuyer Survey - They go inside. Briefly.
Building Survey - A good once-around, without actually touching anything.0 -
I know buyers who had valuation reports only and the surveyor did go into the house and have a good look around, I also know homebuyers surveyors who have spent at least an hour in the property, so I think what they do varies quite a bit. People are generally very cynical of them on this forum.
OP: Give the EA relevant parts of the survey detailing the issues but not the full report. It's a report you paid for and the vendors can pay for a report themselves if they wish.0
