EA fibbing?

I never heard of estate agents not accepting an offer on a property on the grounds that the people wishing to buy a property have not managed to sell their house yet.??

Secondly the EA telling us this couple offered north of 210000. Frankly the vendors should have chewed there hands off.

    Yup, what's the question? Agents work for vendors so it is not their decision as to whether or not to accept an offer.

    On your first point, I have, if I understand you correctly. No good if the buyer is not proceedable.

    How much is the property actually up for?

    If the vendors have given instructions, as we did, saying that offers will not be accepted from anyone who hasn't already accepted an offer on their property, then that's a very likely event, yes. Can't comment on the price bit.

    If you have not sold your property why would the vendor accept your offer? You are not in a position to proceed....I say that as someone who does not really like estate agents.

    If you think the agent is full of the proverbial, pop a letter through the door advising them you have made an offer but the agents have dismissed your offer. Put your number on there and see if they give you a call.

    Is the ES fibbing? I think so. They don!!!8217;t accept an offer because the clients have not sold their property yet but tell us the figure that was offered and declined.

    I wouldn!!!8217;t take my property off the market if the people buying hadn!!!8217;t managed to sell their house first, I!!!8217;d !!!8220;accept!!!8221; an offer, but under the condition that I would continue to market my property incase a better placed buyer came along. This is fairly standard practice.

    Apologises I!!!8217;m tired and making no sense. EA said it!!!8217;s their policy not to accept offers from people who have not sold there property.
    So ,I!!!8217;m chain free and thought the above was odd. And I was even more amazed when he told me how much they had offered.

  • What is your involvement in this? You don't appear to be either the buyer or the vendor. Who are you and what exactly have you been told?

    It isn't the EA's decision.

    The EA is legally required to pass the offer to their client, and the client decides how to proceed.

    The EA may well advise their client not to take a property off the market until the potential buyer has sold their property.
