    I work as a conveyancing assistant and we see many Sales Memos with this theoretical 28 day exchange "instruction" on them as though the EAs are ones pulling the strings. Just ignore it and carry on with your conveyancing, doing everything you want to do (surveys/searches etc) in a timely manner. We just ignore them because at the point of receipt we don't know what we might uncover during the course of the transaction.
