Im posting this on behalf of a family member...
They rent and have done so for years.
LL got in touch to say was remortgaging and someone would be out to the house. Someone came and was in every room taking photos - is this right for a remortgage?
He got in touch again to say ‘i’m going with someone else as i’m not happy about the questions they were asking and that someone else would be out to take photos etc?!
Does this sound right? I dont know if we are looking into it too much?
We are in Scotland.

ruhe - you are making huge (and potentially erroneous) assumptions.
Type of camera indicates profession.....???? These days not at all.
Estate agents turn up in cars with logos????? sometimes, sometimes not.
On the balance of probabilitiesI personllay suspect an estate agent, with a 2nd one coming as the LL is getting multiple market assessments and competitive saes quotes. But that is just a guess!
Solution is to ask the guy who turns up. Get a straight answer before you let him in!
What tenancy agreement do you have? Fixed term? Dates?0 -
Wouldn't have thought EA would want marketing photos of untidied tenants' possessions.0

I wouldnt expect it personally - unless things have changed a lot in the last few years.
Back in my first house I swopped mortgage provider one time and it was just a question of filling in a form and that was that. Nothing was said about taking photos.0 -
Just ask for identification on the doorstep when next one arrives... If he's not what you were told, you could send him packing...0

I'm not a betting type of chap but I would wager it's more likely to be a valuer than an estate agent
Valuers for a remortage don't go round taking pictures of rooms. Estate agents do.
It's possible but unlikely that the LL is having EAs value it for purpose of remortgage.
Therefore, on the "balance of probabilities" I think OPs family member should be preparing to move.0 -
I started the process of remortgaging my rental property and the valuer got in touch with my letting agent to request access to the property. In the end I decided not to remortgage but I had thought the valuer would just do a drive by since the amount I was requesting was a fraction of the value of the property, but clearly not.
When we remortgaged our residential property (again for a fraction of the value), the valuer did come in and take a few photos, though not of every room.0 -
So the jury is still out but I find it prudent to prepare for the worst rather than hope for the best.
It sounds to me like the behaviour of your garden variety EA but could, of course be a valuer. The two can be confused when encroaching on each other's habitat. If only the EAs would remain in their natural environs (under rocks) Aaahh.
ETA: At the risk of encroaching on G_M's territory, even if the property is sold to another BtL LL, it does not mean the tenant has to move. They may be happy to remain with the present incumbent. Of course, if the buyer wants to live there, eventually the tenant will have to move.0 -

Some good info!
The family member descibes it as a long term rent... with no fixed date of end of tenancy.
I am really hoping that he isnt trying to pull the wool over there eyes but it does sound likely going on things that have happened in the past.
For example when the boiler broke they had to replace it and he said he would reimburse them which he has never done and they still paid rent as normal!!!!
I will ensure she asks who they are and what the purpose is when they come tomo and let you all know!

When I remortgaged, I needed to have a survey done to value the house.
The surveyor took photos to prove that he had been here.
He asked a few questions about the property too.0
