Just wondering what your views are of second viewings? Do they generally (always?) lead to offers?
Personally, I've always made up my mind from the first visit and have only requested a second viewing if DH wasn't with me for the first so he'd not seen it at all. But the decision to offer was pretty much made on the first viewing and the second viewing was almost a formality.
I have a second viewing of my house booked for tomorrow. I've never had to conduct one before - always had offers based on single viewings. So, apart from the fact that my viewer wants to bring her DH along to see what he thinks, I'm trying to second guess what else might be going through the viewer's mind...
What do you think of second viewings? Have you ever decided against a property based on what you saw the second time around?

Hiya, on first viewings people look with their heart and on the second they look with their pocket - so the saying goes!
Saying that on the house we realy liked, rushed up the path to look around and did not take much notice of the outside. We went to look again (from outside)this week as we were viewing other property in the area. The house is advertised on the paper and net as a semi. When we looked again it is end of terice ( 4 joined). that will make a diffrence! as we are in a semmi and do not wish to down graid to terriced again! It is the right size and on a corner plot. Very decieving! Will have to reconsider!

I once looked at 7 properties in one day as wasn't sure what area i wanted and was prepared to look at large 1 bed and small 2 beds. I ruled out 5 on first viewing and went back to see 2 for a second viewing and make my final decision.
So i don't think there is any problem or anything to 2nd guess, everyone has a different way of viewing and that's why everyone is different!
Go round with them if you want or let them wander if your comfortable with that and be available to answer questions.

Hi - we're also renting a 'semi' which is on the end of 6 terraced houses. Is this not really a semi?

When we sold our (my) first house it was viewed three times by the buyer. They made an offer after the third viewing.
We have tended to make offers after the first viewing. I can generally form a good view of the property's condition on viewing. I also get suspicious of houses that are 'over' presented. I would prefer to see properties where the sellers have not made any effort to tidy up. Once you look past the mess (as we have had plenty of practice in doing) you can pick up on ceiling and wall stains (leaky roof/plumbing or damp etc) and cracks.
If the property is right for us we decide what it is worth to us and what we should offer, given the other side's position and eagerness to move.

our buyer brought her hubbie on 1st viewing & we accepted their 2nd offer, she next brought her m-i-l, the next visit it was her sister then hubbie came on his own - 2 days before completion she rang to ask if she could come & have another look to make sure she still likes the house, 'conveniently' we were on our way out so it wasn't possible!!0

Hi Tincat, it sounds like you are renting what is called "end of terrice". A semi-detatched is one up as it is only two houses joined together! A detatched is even better and I would be jumping up and down if I could find one in my range. :jIf winter comes, can spring be far behind?

This is how I do it. On a second viewing expect people to poke about a lot more and look for problems / negotiating points. Whilst I would normally only spend 20- 30 minutes on a first viewing to get a 'feel' for a place, on a second viewing I would expect to take about an hour and would normally make notes as I went round.

I went for a 2nd viewing before I made an offer as I wanted another look around, as it's big decision buying a house. If my OH wasn't with me, I'd definitely need a 2nd viewing.
Strangely though, the house we ended up buying we didn't need a 2nd viewing as we knew it was the house we wanted. We got straight to the offer/negotiationLove MSE, Las Vegas and chocolate!0 -

I'm happy to report that they liked the house so much that they made a (very cheeky) offer straight after the second viewing. We knocked it back yesterday and said we wanted full asking because we'd already reduced for a quick sale. They took about three minutes to call the EA back and said they'd pay what we want - woo hoo!
It's a really short chain too - just one below and one above us... everyone wants to complete in 5 weeks. We'll see!↑ Things I wouldn't say to your face
