Hi - I had my buyers mortgage valuation surveyor round today, he asked me a few questions - one relating to the DPC - I said I didn't know and didn't have any paperwork - I am worried I shouldn't have said 'i don't know' and he may now recommend a mortgage retention?
The house is priced right for the area and we have already taken a £20000 drop on the original asking price.
Any thoughts?

What about the DPC? Did you do any work on it in your ownership? What paperwork was he asking for?
You may of had it £20,000 higher than others or it needed to be so dont think that you have dropped it by £20K as it hasnt sold.
Its like PC places advertising a £300 laptop for £600 for 3 weeks then drop it and advertise it with a 50% discount - it was overpriced to start with.

(Unless you were fibbing and you do know really. Or do you mean that you know of an issue with the DPC, but you didn't mention it?)
I suspect that the valuer is very used to home owners not knowing much about DPCs etc.
Often, valuers visit empty houses unaccompanied, so there is nobody to ask about DPCs anyway.0 -
What did he actually ask you? Did he take damp meter readings then ask?0

thanks, I don't know for sure that there is a problem but I think I do have some damp under the bay window.0
