Hi,
Is it recommended to get someone in (qualified builder / snagging firm) to do a comprehensive snag list as opposed to using an online list, if so i have a few questions:
1. when should the snagging be done, online they recommend before completion so the builders have time to fix it, but will the builders allow someone onto site if the house isn't 'ready'?
2. will the company take more notice of a professional list as opposed to one created by myself.
3. having read all the horror stories online how fast are builders expected to fix issues, if they are deemed serious etc (affecting the move in)
Thanks

I did my snagging myself before completion, I went into the house with the site manager a couple of weeks before we completed. Everything that I found was sorted before I moved in - even the kitchen, the builders had fitted the wrong cupboards and replaced them all by the time we completed! So in my case I don't think the developers took less notice of me than they would if I'd paid someone to do it for me.
The snags I've found since moving in have all been sorted within a few of days of reporting them. It's helped with me the fact that the builders are still building on the development.0 -

Never bought a new build had a few friends who have.
From what they describe that last point is key, if they're on site they're much more responsive and have fixed snags very quickly.
My other friends struggled to get the house builder back on site once they left and actually still has one issue ongoing several months after.
Good luck and I hope you enjoy your new homeApril 2020 - £102,222 Loans/CC’s.
