Okay spoke to the agent today to actually confirm what is going on . Or at least their version of events I guess .

They said that someone made an offer yesterday morning , this was put to the vendor but because their contact with the vendor is through his son due to his age the offer was not formally accepted . The EA however marked the property as sold STC as the offer was for an amount that the vendors had previously indicated they would accept so the EA fully expected this offer be accepted . Then about an hour later I rang up and placed my offer which was also put forward to the vendor so now they had two offers to consider .

My offer has today been declined and I was asked by the EA if I wanted to consider a higher offer which I have now entered .

With EA's you can't really believe what they say. If its not officially sold stc and you don't want to gazump your fine to make your offer.
