Freeholder has not registered the title at Land Registry

I purchased a leasehold new build 4 years ago under Help to Buy. The developer sold the Freehold at auction 18 months ago to a company which residents are now in dispute with and have a FTT hearing next week and has lodged an application for the RTM.
When searching the Land Registry as part of the Tribunal proceeding we discovered that the Freeholder title was still registered against the original developer. The new Freeholder has tried to register the title twice but was refused by the Land Registry. It seems there is a restriction on the title which prevents sale of the Freehold unless the restriction is satisfied (something to do with getting consent from neighbouring houses).
My flat is for sale but a sale has fallen through as the title cannot be qualified. My solicitors advised that no one in our building can sell until it’s resolved as buyers searches will fail and the current Freeholder would be unable to issue a new lease to a buyer as they can’t register the lease at the Land Registry. HELP!!!!
