Google properties for sale in the area. I suspect you will find many having been put on sale months ago and with prices reduced.

Estate agents play the 'test the market' game all the time. No skin off their noses if a property hangs on for a year or more.

You have been given good advice about probate properties looking sad and bird in the hand concept. No need to insult those helping you.
