Inventory checking company and tennants

When we moved into the house we rent we had an EA use a company to check the inventory. Our Landlord is no longer with the EA and wants to use a friend to do our check-out inventory after we've left. The LL says he's unable to do it himself or even come over to see the property in the last month of the tenancy. Is it possible to get someone independent to view the property to compile an inventory? Is this a thing? We dont mind the costs, we would just rather have the piece of mind.

    I don't understand the point of getting an inventory in the first place if the LL doesn't subsequently use it for check out.

    You mention the use of a LL friend let them do it that's fine.

    As you move out go through your check in inventory and take lots of photos of the condition now in line with the original document.


    That then acts as your own check out inventory and you can use it if needed to dispute anything that is needed later down the line.


    no benefit from employing your own check out clerk your word photos and documentation is just as good

    As a LL myself I always encourage tenants to use the original document as reference when moving out and make their own observations as they feel necessary.

    There's no reuirement for the original inventory and the check-out inspection to be done by the same person/company. and no reason to use a professional except that a professional is likely to be more thorough, having greater experience.


    If the check-out (whoever does it) identifies that an item is missing, or damaged, and the inventory shows it was present, and undamaged, at the start, that is evidence of an issue.


    Also no reason the LL should not use a friend. One hopes, for the LL's sake, that the friend is thorough.


    As suggested above, you could take dated photos for your own record.


    But if you really want to employ someone professional yourself, try The AIIC .


    Whether the LL would accespt/take note of their report is another matter, though it might sway an arbitrator in the event of a dispute.
