Home buyers report

Hello,

We are buying an 80+ year old house and we have done a homebuyer survey. The main points are these.

E1 investigation to the rear bottom of the chimney mortar joins, the flashing to the chimney and the Flaunching.
E1 install cowls over the chimney pots.
E2 carry out an inspection to the valley on the roof.
E3 undertake cleaning of the guttering and rain water down pipes to the property soon.
E4 undertake repointing to the mortar joints in the next 5-10 years.
E4 remove the loose render and re-render soon.
E4 repair the cracked render.
E5 replace the failed double glazed units within the property.
E5 attend to all the window handles and tighten them.
E6 replace the sealant to the front door.
E6 repair he hinges to the front door.
E6 ease and adjust the rear patio doors.
E8 carry out the cleaning of the fascia and soffit.
F1 install four roof vents.
F3 replace the bath edge with sealant.
F3 install sealant to the kitchen worktops.
F4 You should appoint a suitably qualified flooring contractor to undertake this repair.
F5 install vents to chimneys
F6 carry out suitable repairs to the doors within the property.
G6 carry out a CCTV survey to the drainage system.


I know many of these are trivial, but would you be worried about the others?

    I would say these

    E5 attend to all the window handles and tighten
    them.
    E6 replace the sealant to the front door.

    It's difficult to be sure about some of them (for example, I'm guessing the patio doors need "eased and adjusted" because they're just a bit stiff, rather than because they're jammed open or about to fall off their rails?), but they all sound trivial to me - standard maintenance items you can schedule into your DIY for the weeks/months/years after you move in.

    Surely the rest of the report gives you an idea of whether there is anything particularly urgent or problematic?

    Did you actually mean these ARE the ones you think are trivial, rather than the ones that are not? I'd say replacing sealant is a far easier (and cheaper) job than getting CCTV down the drains.

    Yes the ones I said are the ones that I think are trivial.

    There was no red (3) just loads of orange(2)

    There has to be loads of something, or you wouldn't think the surveyor had done anything! Whether it's a significant something is what matters.

    If I went around anyone's 30 year old house, never mind 80, I could probably compile a similar list.

    Some of the items, like inspecting the roof valley and flaunching simply indicate backside-covering, because the survey outside was done from ground level. It might be different if it said, "There is evidence of recent water ingress in the attic around the chimney breast and at the base of the roof valleys...." but then, for a Homebuyers' survey the very best one can expect is a head through a loft hatch.

    It all looks very normal, routine stuff to me.
