I dont understand? If you want the house, pay the extra 3K. Over a 25 year mortgage, it will make a minute difference to your mortgage. You are still getting money off the original listing price.
You've already ruled out the other house as its not as nice.
If someone came round and snapped it up for £185k would you be annoyed?
I'd be annoyed if a pay couldnt nudge up an extra 3k when they apparently love the house.

I would suggest that one of the most important attributes of a conveyancer is how communicative they are. Silence is awful when you're moving house. Ours kept us up to speed in a timely manner - i don't think I ever got a call that said, "So this thing happened a couple of days ago..."; it was always "this thing has happened today".
As we headed towards exchanging, I rang them every day for a status update, and they were completely fine with this. As is so often the case in life, the squeaky wheel gets the grease.0 -
To skip on securing a house you really like after a long and fruitless search for the sake of 3k seems daft to me. I also don't like the 'we really like the other house' business when it's not true. I don't like playing games but I except lots of people will think it's me being daft on that one.
The questions about whether they're in a hurry and when they want to complete are a bit pointless in my experience. They're never going to say there in a hurry and desired completion dates are probably a poorer prediction of the actual date than throwing a dart at a calendar blindfolded.0 -
From what Ive heard and read the EA will lie and play games with you to get more money out of you so why arent we allowed to tell a few fibs to get what we want too?? I don't see anything wrong with that .
And I agree I would be happy to go to £185k (its my partner that wants to hold off on going straight in at that!) but theyve already changed their tune, to begin with they said if we offered £184-185k the vendors "might be interested" and now their saying they want at least £185k. And whos to say if we offer £185k theyll say their not happy with that?0 -
If you get a quote from the solicitors we refer to, you'll see referral fee to us £0 so we have no impact on the price.Don’t just go with the solicitor the mortgage broker recommends, they may well be more expensive than others. Get a couple of quotes from some other solicitors too.

I think as you said you were also offering on the other house before the end of the day, they will not bother coming back to you as they will wait until you have decided which you actually want to buy. The game playing can backfire in this way.
If they think you've been rejected on the other one they will think you're not committed and will walk if it becomes re-available. You have to make them happy that you really like their house and are committed buyers who will proceed without game playing.0 -

The EA simply wants a sale agreed. They don't get paid until the sale completes. The commission on a few thousand higher selling price doesn't pay for their time. The EA is there to bring the parties together. Ultimately the vendor determines the selling price.0
