They could pull out anytime anyway. With or without a second or third visit.
But to answer your question, another poster came up with the excellent suggestion, it comes off the market once lenders survey is booked. So if they do withdraw that's what to do next time.
tbough they could still pull out after a survey.0 -
But there's a flip side to that approach.
Personally I wouldn't be impressed if an EA demanded that a survey was booked before taking it off the market, I would probably just move on to another house... but then I would only offer if I was certain. The problem is there has to be a degree of mutual trust, and as AnotherJoe states, people can put after surveys.0 -

Prices are too high, and people are getting spooked by the "negative" media stories about house prices and interest rate rises and everything else, so there will be more not less uncertainty for sellers until prices correct to a level where people feel comfortable buying.0 -

Is that how you bought yours?....oh, hang on............................................................................................................................................................................................................still hanging on0 -

You've hit the nail on the head here. You are worrying about nothing at the moment. All these fears are currently just in your mind.
I know it must be hard for you, but you really need to try and take a breath. You've got possibly months to go before you exchange, and the buyer could pull out at any time. You can't spend all this time worrying. You'd send yourself mad!0 -

If (and when) they call to pull out, is there anything we can do to stop time-wasters?
Let the EA conduct the viewings. Prospective buyers might feel more relaxed.0 -

You don't know who 'time wasters' are, because people are complex beings. Amateur psychoanalysis and simple algorithms don't come close to predicting behaviour at an individual level. If they did, Amazon would send me relevant emails!
These people haven't done much research, but that may simply mean they act impulsively, rather than in the careful way I'd probably study your house. It doesn't make them instantly untrustworthy, just different from you or me.
You can make whatever conditions you like, but even flakey people have to live somewhere, so try not to judge viewers so quickly.
You say this is a never-ending saga, but it will end. We needed 16 months and 4 sets of buyers to sell in the Crash, plus another 9 months to buy again, but it all worked out eventually. There were a lot of disappointments, but we were never remotely near "devastated;' a word you've plucked inappropriately from the tabloids.0 -

Best advice on the thread.0 -
We had our offer accepted on our house within a couple of hours of our first viewing. I did ask for a second viewing a week later - not because I had any doubts but because I wanted to show my parents what I had chosen and get some advice on what I could do with the place (my dad is a builder).
It is likely, since they are bringing their children, that they want to show the kids their new home. It can be a long time between offer and exchange. I really wouldn't worry about it.0 -
Hey!
Know exactly how you feel. (Accepted 5 other, 4 fell through and then complted all within 7 months!)
Persist!! It will all work itself out in the end!!
Personally, i would rather a family came and had another look, were certain at this stage and not leave it till week 10/11 to change their minds after "measuring up"0
