Survey essential on a 12y/o property?

[FONT=&quot]I'm in the process of buying a 12 year old 1st floor apartment (it's an extension to a 1930s house, has one bedroom, small open-plan kitchen/living room) and I've had the valuation done by the lender but now I'm SO confused as to whether I should do a Homebuyers report too: I'm getting conflicting advice, and apart from anything else, it seems like it will take TWO weeks before it can be done! Is it worth holding everything else up for this?[/FONT]

    How will you know if the extension has been built property if you don't have it surveyed?

    If you're confused, it's probably a sensible idea to err on the side of caution and have a survey carried out, given the amount of money you are likely spending on the property itself.

    A property transaction in England & Wales takes on average about 14weeks to go through, so 2 weeks for a survey to take place shouldn't delay matters.

    Have you tried phone a few local surveyors to see if anyone can do it quicker?

    So you mean that a 1930s house has been extended and converted into flats (for example, maybe 6 flats in total)?

    If there are, say, 6 flats - typically each flat will be responsible for 1/6th of the repair costs of the whole building.

    For example, if the roof above your extension part needs repairs, all 6 owners will have to pay a share of the repair costs.

    Or, if part of the original 1930s house roof leaks, you will have to pay 1/6th of the repair cost of that.


    You could try phoning a few local surveyors and explain what you are buying, and say you'd like a report on the general condition of the whole property - e.g. Are there any indications of large repair bills looming?
