Estate Agents...........Grrrrrrrrrrrrrrrrr....

I am in my lovely new house, althought i am still arguing with the estate agent over fee's to cut a long story short, i was messed around with my
buyer, first on the day of exchange he said he wanted 5 grand knocked off the price, secondly after that got sorted then the next day of exchange the buyer didnt have enough deposit, so we was delayed again, then we was told he couldnt move in on certain days, so we had to exchange when it suited him, finally now we sold it to him we have found out he put it up for rent and was not actually moving in, but that is not my gripe, my gripe is that the fees for selling the house, that they have charged us the full amount on 209.995 where we sold for 204.995 so we instructed our solicitor to re-adjust the fees accordingly, now WARD AND PARTNERS are moaning saying we owe them moneys and it is up to us to accept a lower offer.

what does it say in your contract with them. if it says x% of the sales price - i cannot see that they have a leg to stand on. what does your solicitor say ?0

what my solicitor said i cannot repeat in here, as it is a family based forum.
The percentage is 1.5% but does not mention the final sale price...0 -
the contract has to say 1.59% of a specified figure (usually sales price) - otherwise how does anyone work it out ? if your solicitor says unrepeatable things then presumably his advice is not to pay the extra - so what do you want our suggestions for !!!!!!0

Because the estate agent said the contract is between us and them and not for our solicitor.....0 -

Tell them you're not paying and to contact you solicitor if they want to take it further!Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -
In Germany Estate agents charge 7% and it's the buyer who pays them. Nuts or what?

Tell them to accept 1.5% of 204,995 or 0% of 209,995.
Have they forgotten that they haven't been able to sell it to anyone at 209,995?
They are getting over £3,000 of fees.
