I don’t feel like theyre been active. I agree they use the same portals etc but don’t feel theyre pushing the property.

What specifically would you like them to do that they aren't doing? You are potentially about to risk paying double fees so it would make sense to clarify to them what "pushing the property" means.

I understand that the man need not be on top of the omnibus, but merely present on the vehicle whilst it is perambulating along the Queens Highway ;-)

It would have been the Kings highway at that time! But yes, he can sit on the lower deck.

    One thing, however, is perfectly clear, and that is that the jury have no right to substitute their own opinion of the literary merits of the work for that of the critic, or to try the "fairness" of the criticism by any such standard. "Fair," therefore, in this collocation certainly does not mean that which the ordinary reasonable man, "the man on the Clapham omnibus," as Lord Bowen phrased it, the juryman common or special, would think a correct appreciation of the work;

What was the feedback from the viewings you have had?

Have you reduced the price at all?

Feedback from the viewer they got us was lovely house wrong location! They told us viewer has sold their house, mortgage offer in place etc but not true. Booked another viewing that was a no show viewer had cancelled they forgot to tell me so day off work etc wasted due to their error. They then claimed viewer was lying about cancelling.
Other than that they have sent emails out.
I had to chase them up for feedback and they have never contacted me to say how things were going etc
I have reduced price by 10k

Sell the house ! 1 viewing in 6 weeks is not really great.
I wanted to reduce price but they were saying no ! Had to ring them for feedback and they’ve not once contacted me. I told them to reduce last week and they relented but other than standard email shots they don’t seem to be doing much else. I actually rang them 2 wk after house went up and my sales negotiator told me my house wasn’t up for sale with them!

Your estate agent is not in a position to refuse your instruction to reduce the price of your property. Or is there some clause in the contract relating to price that you've agreed to..?
If you will the end, you must will the means.

I'd assume that they were advising you not to, rather than refusing.

    Did they say why?

For example, if the market is just flat in your area - hardly anyone is viewing, and hardly anyone is offering - reducing the price by a few thousand won't make any difference.

But if the market is buoyant - lots of offers on other properties, but none on yours - then price might be the problem, and reducing yours might help.

Its a mixed bag with some selling quickly and others not but I think it!s due to overpricing. I felt happy at 145 but all eas said 155-165 which I thought was overpriced but trusted their judgement on price. Its been 6wk no interest so I wanted to reduce. They actually refused saying it was a flat market but I disagree as those fairly priced are selling hence why Ive reduced to 145
I guess its stressful and I just want to sell so Im been a bit mardy but Im going with my gut and reduced so hopefully things will pick up
