Boiler Flue/Roof/Guttering

Hi Everyone,
Please could I have some help/ideas on the cost of some repairs.
Purchased a house of doom last year where everything that could go wrong has. So far all the tradesmen we've used have been personal recommendations and we've been very lucky but I'm a bit nervous as this one is an unknown and I don't have a clue as this is our first house. The whole thing has been a learning curve and yes I am very clueless - although becoming less so as time goes on :rotfl:!
We have some saggy guttering and also are looking to remove a boiler flue. We were originally told by our boiler installation people that we would need to get it capped, which is why I thought this would need doing.
I was out at the time but the chap I called was in the area and had a quick look for me. He says once he got up there he could see some slates missing as well. We haven't noticed any slates missing or any leaks in the roof and in the year we've owned the house none appear to have fallen off so they would have had to have been missing since we purchased the house 18 months ago. I'm not saying they aren't missing by the way - it is entirely possible we just haven't discovered they are until now.
He says to remove the old boiler flue, fix the missing slates and the saggy guttering it would be in the region of £270. I'd be quoted between £65 - £95 to cap the boiler flue (but it appears to be already capped) and around £35 to fix the guttering clip but I'm aware that the roofer is talking about removing the flue (which I would actually prefer) and fix the missing slates so I would expect it to be more but I wasn't braced for so much more and the missing slates was news I could have done without.
He also advises that a pipe that comes up through the roof next to the old boiler flue is a bathroom vent. I think this is (from a google search) to stop gasses building up in the pipes but I've never come across this in any of the houses I've previously rented (but I wasn't looking for it to be fair). we don't have an extractor fan or anything in the bathroom - does anyone have any ideas?

PS: The only consolation at this stage is that I'm genuinely running out of things to fix...
